Wall Cracks in Dubai Properties: What They Mean
The short answer
Most wall cracks in Dubai properties are cosmetic: hairline shrinkage cracks in render and plaster, and cracks at plasterboard joints where thermal movement concentrates. These are raked out, filled flexibly, primed and painted. Cracks that are wider than about 3mm, that step diagonally across a corner, that appear on both faces of the same wall, or that keep widening should be assessed before any decorating work.

Large daily temperature swings expand and contract materials. Cracks appear where movement concentrates: at joints, junctions and changes of material.
03Plasterboard joint movement
Tape and joint lines move slightly with humidity and temperature, producing a characteristically straight, repeating crack.
04Stress at openings
Door and window corners are stress concentrators. Short diagonal cracks there are common and usually cosmetic — long, stepped ones are not.
05Poor previous filling
Filler applied over a crack without raking it out first has nothing to key into, so the crack reappears through the new paint.
06Moisture and salt action
At low level, particularly on boundary walls and exteriors, moisture and salt crystallisation push the surface apart and produce flaking with cracking.
07Structural movement
Uncommon but important: wide, stepped, diagonal cracks, cracks through both wall faces, or cracking with door and floor distortion need professional assessment.

The first list is safe for any homeowner. The second list is genuinely dangerous or damaging, and should only be carried out by a qualified technician.
Safe checks you can do yourself
- Measure the crack width — a card edge is roughly 0.5mm and a 1 Dirham coin about 2mm
- Check whether the crack appears on both faces of the same wall
- Note the direction: random and fine, straight along a joint, or diagonal and stepped
- Mark each end of the crack with a pencil and date it, then check in a month for movement
- Photograph the crack with a ruler alongside for comparison later
- Check whether doors and windows in that area still close properly
- Feel for damp around cracks at low level

- Do not fill and paint a crack without raking it out first — it will simply return
- Do not use rigid filler where the substrate is moving; a flexible filler is needed
- Do not decorate over a crack you suspect is structural until it has been assessed
- Do not ignore cracks that keep widening after being filled
- Do not seal damp-related cracks with impermeable filler, which traps moisture and makes the damage worse
