For Real Estate Agents & Brokerages

Maintenance that gets units listed, let and handed over

Make-ready work before photography, fault fixing during tenancies, and documented reinstatement at move-out — quoted before work starts, in a form your landlords can approve.

  • Serving all of Dubai
  • Price agreed before work
  • Trade specialists, not generalists

The short answer

What do Dubai agents need from a maintenance partner?

Three things: presentation work delivered before a listing or viewing date, tenancy faults handled without the agent acting as middleman, and move-out reinstatement documented well enough to defend a deduction. Pricing has to be agreed before work starts so a landlord can approve it, and completion has to be confirmed so the agent isn't guessing whether the unit is ready.

The Real Problem

Where maintenance costs agents deals and hours

The pattern is the same across brokerages — it's rarely the repair cost that hurts.

A unit isn't presentable and viewings are already booked

Marked walls, a dead bulb in every second fitting and a bathroom that photographs badly cost you both price and time on market.

How we work: Pre-listing make-ready visits handle paint touch-ups, lighting, silicone and small joinery in one scheduled visit, dated to your photography and viewing schedule.

A tenant reports a fault and you become the middleman

Agents lose hours relaying between tenant, landlord and contractor, chasing approvals and updates.

How we work: You raise the job once. We coordinate access with the tenant directly if you prefer, quote before work, and report back so you have something to send the landlord.

Handover disputes over condition and deductions

Without evidence, move-out deductions turn into arguments and goodwill discounts.

How we work: Move-out reinstatement and painting is documented — scope agreed, work photographed on completion — so you have a defensible record.

Every landlord has a different contractor

No consistency in price, standard or response time across your managed stock.

How we work: One account across your listings and managed units, with pricing your landlords can be shown before work is approved.

Across The Tenancy Lifecycle

What we handle at each stage

From pre-listing presentation through to move-out reinstatement, with the same team and the same standard.

Stage 01

Before listing

Make the unit photograph and view well

  • — Paint touch-ups or full repaint
  • — Lighting and fittings replaced
  • — Silicone and grout renewal
  • — Door, handle and wardrobe adjustment
  • — Deep-clean-ready repairs
  • — AC servicing before viewings

Stage 02

During viewings

Nothing that makes a buyer or tenant hesitate

  • — Faults fixed between viewing slots
  • — Cooling complaints resolved fast
  • — Plumbing drips and running cisterns
  • — Sticking doors and locks

Stage 03

Move-in

Start the tenancy without a snag list

  • — Snag list closed before handover
  • — Appliance checks and repairs
  • — Water heater and pressure checks
  • — Electrical safety and socket faults

Stage 04

Move-out

Reinstate, document, re-let

  • — Move-out painting to handover deadline
  • — Wall repair and reinstatement
  • — Fixture replacement
  • — Documented completion for landlord records
How We Work Together

How brokerages work with us

Ad-hoc jobs, a repeatable make-ready standard, or full support for a managed portfolio.

Agent account

Brokerages raising ad-hoc jobs

  • No commitment
  • Priced per job, approved before work
  • Landlord-ready quotes you can forward
  • One contact for your whole team

Make-ready programme

Agents listing units regularly

  • Standard pre-listing scope and pricing
  • Scheduled to photography and viewing dates
  • Consistent presentation across listings
  • Grouped visits where units share a building

Managed portfolio support

Property management departments

  • Tenant-reported faults handled end to end
  • Access coordinated directly with tenants
  • Consolidated invoicing per landlord or per month
  • Records of work carried out per unit

If you manage units as well as sell them, most agencies start with an account for ad-hoc jobs and move to a make-ready standard once they see the presentation difference on listings.

Agents don't need a handyman — they need a reliable delivery partner

For a brokerage or property management team, maintenance is not a technical problem. It's a scheduling and accountability problem: a unit has to be presentable by a date, a landlord has to approve a cost, a tenant has to be let in, and someone has to confirm the work was actually done.

We work to that reality. Jobs are quoted before they start so you have something to send the landlord, access is coordinated rather than assumed, and completion is reported back so you're not the one guessing whether the unit is ready.

Presentation work that affects price and time on market

Most units lose value in the same predictable places: tired paint, mismatched or dead lighting, discoloured silicone in wet areas, scuffed skirting, sticking wardrobe doors and an AC that smells or doesn't cool during a viewing. None are expensive individually. Together they decide whether a unit feels maintained or neglected.

A single make-ready visit covers these in one coordinated scope instead of four separate contractors, and is timed to your photography and viewing schedule rather than ours.

Move-out, reinstatement and handover

End of tenancy is where disputes happen. Our approach is to agree the scope in writing, work to the handover date rather than a vague window, and document completion so the landlord, tenant and agent are all looking at the same record.

Where a full repaint isn't justified, we'll say so and quote touch-ups instead. Recommending the larger job by default is how agents lose landlords.

Common Questions

Agent and property manager questions

Can you coordinate access directly with tenants?

Yes. Where you'd rather not sit in the middle, we contact the tenant to arrange a time, confirm the appointment, and report back to you once the work is complete.

Will you provide quotes we can forward to landlords?

Yes. Work is quoted before it starts, in a form you can pass to a landlord for approval. If a fault turns out to be larger than reported, we return with the finding and revised cost rather than proceeding.

How quickly can a unit be made ready for viewings?

It depends on scope and access — touch-ups and small repairs are usually a single visit, while a full repaint of an occupied-then-vacated unit needs more time. Tell us your photography or viewing date and we'll confirm honestly whether it's achievable.

Do you work across all Dubai communities?

We work across Dubai, including apartment communities such as Dubai Marina, JVC, Business Bay and Downtown, and villa communities such as Arabian Ranches, Jumeirah Park and Damac Hills. Some buildings require permits or approved-contractor registration — we'll tell you where that applies.

Can invoicing be consolidated?

Yes. For agencies handling multiple units we can invoice per landlord or on a periodic basis rather than job by job.
