Do I need to repaint before moving out in Dubai?
Most Dubai tenancy contracts require the property to be returned in its handed-over condition, allowing for fair wear and tear — and wall condition is what landlords inspect most closely. A full repaint is usually needed after long tenancies, where there are dark or accent walls, or where marking is widespread. Where damage is localised, prepared touch-ups often pass inspection. Arranging it yourself before handover is almost always cheaper than a landlord deducting their own contractor's price from your deposit.

Why move-out painting matters in Dubai
Most Dubai tenancy contracts require the property to be returned in the condition it was handed over, allowing for fair wear and tear. In practice, wall condition is the item landlords and agents inspect most closely, and paint is the most common reason a deposit is reduced.
The costly outcome isn't the painting — it's a landlord arranging it themselves and deducting their own contractor's price from your deposit, usually at a rate you had no say in. Arranging it yourself before handover puts you in control of both the standard and the cost.
Full repaint or touch-ups? How to judge it
Touch-ups are usually sufficient where damage is localised — nail holes, a few scuffs, one marked wall — and where the existing paint is otherwise even and not badly faded. Patch repairs on a wall that's discoloured overall will show, which is why a partial job sometimes looks worse than doing nothing.
A full repaint is normally the right call after a long tenancy, where there are accent or dark walls to reinstate, where smoking or cooking has discoloured surfaces, or where damage is spread across multiple rooms. Send photos and we'll tell you which of the two your property genuinely needs.
How the process works
Send photos of the walls with your bedroom count and handover date. We come back with an estimate and the earliest dates we can hold. On the day, the property is protected, walls are prepared and filled, and the paint is applied and left to cure before we clean up and hand back.
If we find something photos couldn't show — damp behind a wardrobe, damaged plaster under a poster, a leak that will ruin new paint in a month — we tell you before painting over it. Painting over a live problem is not a repair.
Handover repairs beyond painting
Move-outs rarely need paint alone. Common items on the same visit include silicone renewal in bathrooms and kitchens, sticking or misaligned doors and wardrobes, replaced light fittings and bulbs, curtain and shelf removal with holes made good, and minor plumbing or electrical faults flagged on inspection.
Handling those together with the painting is cheaper and faster than booking separate trades in the final week of a tenancy.

How much does move-out painting cost in Dubai?
It depends on property size, whether it's a full repaint or touch-ups, and the condition of the walls — a studio touch-up job and a full four-bedroom villa repaint are very different scopes. How long does it take?
Touch-ups in a small apartment are often a single day. A full repaint typically needs longer, and paint also needs time to dry and cure before handover. Tell us your handover date and we'll tell you honestly whether it's achievable.
Do I need a full repaint to get my deposit back?
Not always. Many handovers pass with prepared and patched touch-ups where the existing paint is in reasonable condition. It's worth checking your tenancy contract wording — some require a full repaint explicitly, and your agent can confirm what will be inspected.
Can you paint after my furniture is removed but before handover?
Yes — that's the ideal window, and it's how most move-out jobs are scheduled. An empty property is faster to prepare and gives a better finish.
Do you cover accent and dark feature walls?
Yes. Dark walls need proper coverage to return to a standard finish, which may take additional coats. This is one of the most common handover deductions, so tell us about it when you send photos.
Do you handle other move-out repairs at the same time?
Yes. Silicone renewal, door and wardrobe adjustment, light fittings, wall anchor removal and minor plumbing or electrical faults can be handled on the same visit, which is usually cheaper than separate call-outs.
