Why do cracks keep coming back after painting?
Because paint does not fix a crack — it only hides it until the same movement reopens it. Hairline cracks at plaster joints and around door and window openings usually come from normal building movement and thermal expansion. Lasting repair means opening the crack out, filling it with a flexible filler that can move, and sometimes taping the joint before repainting. A crack that is widening, stepped or runs diagonally across structure is different and should be looked at before any decoration.
How often does a Dubai property need repainting?
Interiors typically hold up for five to seven years, less in a rented unit that turns over often or in high-traffic corridors. Exteriors are the shorter interval here — direct UV, summer heat and windborne sand break down exterior coatings faster than in temperate climates, so three to five years is realistic depending on elevation and how exposed the wall is. South and west elevations always degrade first.
Can you paint over damp or stained walls?
Not until the cause is dealt with. Painting over a damp patch traps moisture behind the film, and the stain bleeds back through within weeks. The sequence is: find the water source, fix it, let the substrate dry, seal the stain with an appropriate blocking primer, then paint. Skipping the middle steps is the single most common reason a repaint fails.
What is the difference between a touch-up and a full repaint?
A touch-up patches specific damage and only looks right if the existing paint has not faded and the original colour and sheen can be matched — realistically that means recent paintwork and a batch record. Once a wall has aged in Dubai light, a patch reads as a patch, and painting the full wall corner to corner is the only way to get an even finish. Do you paint occupied homes, or does the property need to be empty?
Both are routine. Occupied work is sequenced room by room so you keep usable space, with furniture moved centrally and masked and low-odour products used where possible. Empty properties are faster and cheaper per square metre simply because the team can work continuously without setting up and breaking down protection each day.
What preparation actually happens before the first coat?
Preparation is most of the job and most of the difference in the result. Surfaces are cleaned, loose and flaking material is removed, cracks and nail holes are filled and sanded flat, previously repaired areas are checked, edges are cut in, and bare or repaired patches are primed so they do not absorb differently from the surrounding wall. A quote that looks unusually cheap is almost always a quote with less preparation in it.
