Plumbing · Case Study
Concealed bathroom leak located before it reached the apartment below
Dubai Marina
The problem
Persistent damp smell and paint blistering on the hallway side of a bathroom wall. No water visible and no drop in pressure noticed by the resident.
Diagnosis
Meter test confirmed water escaping with all outlets closed. Moisture mapping localised the loss to a concealed joint behind the shower mixer rather than the drainage side.
Work completed
Targeted opening at the identified point only, failed joint replaced, waterproofing to the opened area reinstated, then pressure test held before closing up. Wall made good and repainted.
Materials & solution
Replacement fittings, cementitious waterproofing to the opened section, matched paint finish.
Result
Leak resolved with a single small opening instead of exploratory demolition, and written findings issued for building management given the risk to the unit below.
