Ceiling water stain traced to a blocked AC condensate line

The problem
Brown staining and soft plaster on a bedroom ceiling, worsening whenever the AC ran hard. Previous contractors had repainted the ceiling without investigating.
Diagnosis
Roof-void inspection found the air handling unit's condensate drain sludged and the pan overflowing, plus a section of duct insulation damaged and sweating onto the ceiling slab.
Work completed
Drain line cleared and flushed through its full run, drain pan cleaned and re-levelled, damaged duct insulation replaced, and coils and filters cleaned to stop sludge re-forming.
Materials & solution
Replacement closed-cell duct insulation, new filter set, drain treatment.
Result
System run under load until condensate production confirmed free drainage. Ceiling then repaired and repainted to match. No recurrence at the following scheduled visit.
