How to tell: Airflow was weak before the ice appeared, and it is the indoor coil that is iced rather than the pipework.
- Clogged filter
- The coil needs a continuous flow of warm room air across it. Choke that flow and the coil surface keeps getting colder until moisture on it freezes instead of draining away. In Dubai's dust it is also the version of this fault you have the most control over.
- Restricted return airflow
- Furniture pushed against a return grille, a closed door on a room with the only return, or supply vents shut to 'push air elsewhere' all starve the coil the same way a dirty filter does — with nothing visibly wrong at the unit.
- Coil contamination
- Dust that got past a poorly seated or missing filter mats between the fins. It restricts airflow permanently, and no amount of filter cleaning fixes it — the coil itself has to be cleaned professionally.
- Ductwork restriction
- In ducted villas, a crushed or disconnected flexible duct, or collapsed insulation inside a run, reduces flow to the coil. The symptoms are identical to a dirty filter, but the cause is in the roof void.
Fan and blower problems

How to tell: The indoor fan sounds slower or weaker than it used to, or barely moves air even with a clean filter.

- If the indoor fan is turning slowly, stalling, or running only on a low speed because of a motor or control fault, the coil is under-ventilated even though nothing is blocked. This is a technician diagnosis, not a customer check.

- A blower wheel caked with dust moves noticeably less air than a clean one, so the coil freezes even with a new filter fitted. It is inside the unit, and cleaning it is service work.
Refrigeration-system conditions

- A system that has lost refrigerant can run colder than intended at the coil surface, which is one route to icing. Refrigerant is not consumed in normal use, so a low charge means a leak — and adding gas without finding it is not a repair. Note carefully: low refrigerant is one possible cause of icing, not the automatic explanation, and it cannot be confirmed by looking at ice.

- A blockage or a metering device not behaving correctly can produce localised freezing. This is sealed-system diagnosis with gauges and temperature readings — there is no external symptom that proves it.
Controls and sensors

How to tell: You are in an apartment on district cooling, and there is frost or heavy condensation at the unit or on the pipework.

Frost is unusual here; heavy condensation and dripping are far more common, and the diagnosis runs through airflow, the control valve and the water side — some of which belongs to the building rather than to your apartment.

- The freeze overwhelmed the drain tray while melting. Both need attention, but fixing only the drain leaves the freezing cause in place.

- Note the sequence before the ice: weaker airflow, fading cooling over weeks, or a sudden freeze
- Once fully thawed, run it again on Cool and watch whether frost starts to reappear — that answer is what a technician needs

And coastal humidity means the coil is handling a heavy moisture load whenever it runs, so once the surface starts freezing there is plenty of water available to build ice — and plenty to come back out as a leak when it melts.
