A leak in the sealed system
Joints, fittings, flare connections, coil surfaces and pipework can all develop leaks — from vibration over years of running, from corrosion, or from an installation that was never quite right. Loss during earlier service work
Refrigerant can be lost when a system is opened, and a system that was not correctly charged after previous work may have been running under-charged since. Where the history includes recent work on the circuit, that history is relevant.
Installation and pipework issues
Long or poorly executed pipe runs, inadequate support allowing movement, and connections that were not properly made can all lead to slow loss that only becomes noticeable as gradually weaker cooling.

Restricted airflow — filter, coil, returns, ducts
Restriction is commonly found behind poor cooling in Dubai, and it produces the same customer-visible symptoms as a charge problem: weak cooling, long runtimes, sometimes ice. Any diagnosis that skips it is not a diagnosis.
Reduced heat rejection at the outdoor unit
A dust-loaded condenser coil, an enclosed unit recirculating its own hot air, or a condenser fan not performing all reduce cooling capacity — most obviously on hot afternoons — without a single molecule of refrigerant having escaped.
Fan, blower and control conditions
A blower not moving the air it should, or a control or sensor keeping the system in the wrong state, both reduce delivered cooling. Neither is a refrigerant problem and neither is improved by adding refrigerant.
Compressor or system performance
Equipment running but not performing as designed produces weak cooling with normal airflow. Distinguishing this from a charge condition is precisely the kind of thing that requires measurement rather than assumption.
Load conditions
In peak summer a system can be operating correctly and still be outmatched by the heat entering the building. That is not a fault, and refrigerant will not fix it.

If the charge is confirmed low, the next question is where it went. Locating a leak is skilled work with proper detection methods; it is what turns a temporary improvement into a repair. If someone proposes adding refrigerant with no interest in why it is missing, that is worth questioning.

A fan coil unit passes room air over a coil fed with chilled water produced by the building's plant. There is no sealed refrigerant circuit in your apartment, so refrigerant cannot be low in it.   • Note whether the cooling loss was gradual over weeks or sudden — gradual is the more informative pattern
  • Note any ice on the coil or pipework, and any hissing near the indoor unit
  • Check whether the system has been topped up before, and roughly when
  • Check whether a code is displayed on the controller and write it down exactly
  • Ask any technician what they measured, and what they will do to locate a leak

Why "AC gas" is the default answer in Dubai, and why that costs customers money

Two things make this a routinely over-diagnosed fault in the market here. The first is that the symptoms of a genuinely low charge overlap almost completely with the symptoms of a dust-restricted system — and in Dubai, dust-restricted systems are extremely common. A filter loaded between services, a coil that has not been cleaned in years, a condenser coated in fine dust: all of them produce weak cooling and long runtimes, which is exactly what customers are told means low gas. The second is commercial: a top-up is quick, easy to sell and produces a temporary improvement the customer can feel, whereas locating a leak takes skill and time. The result is households paying for seasonal refills on systems that are either leaking and unrepaired, or were never low in the first place. Our position is straightforward. Is 'AC gas' the same as refrigerant?

How do I know if my AC is low on gas?

You cannot know from symptoms, and that is the honest answer. Will topping up the gas fix my cooling?
