AC Leaking Water: What It Means, What to Switch Off, and Who Fixes It

The drainage path is blocked
Common — the group to rule out first
How to tell: The leak builds up over days or weeks, is worst on humid days, and stops when the unit is off.
- Blocked condensate drain line
- Your AC removes litres of water from the air while it runs and sends it down a small drain pipe. Dust and biological slime build up inside that pipe, the water backs up into the tray under the coil, and once the tray is full it spills over the edge — inside your home.
- Drain pan fouled, cracked or out of level
- The tray itself silts up, or gets knocked out of level during a previous service, so water pools at the wrong end and runs over instead of draining.
- Drain installed without continuous fall
- A drain that dips holds standing water permanently, which guarantees it will foul and overflow later. This is an installation fault, and clearing it only buys time until the pipe is re-run correctly.
A pump or safety device is involved

How to tell: Nothing visible drips outside, or the unit has stopped working entirely rather than leaking.

- Units above a ceiling usually cannot drain by gravity, so a small pump lifts the water. When the pump or its float sticks, the tray fills within hours — and the first sign is often the ceiling, not a drip.
- Float switch has cut the unit off
- Better installations have a float switch that stops the AC when the tray fills, precisely to prevent ceiling damage. An AC that suddenly won't run at all, with no other symptom, can be a drainage problem in disguise.
It's melting ice, not a drainage fault

How to tell: You saw ice on the coil or the pipework, and the water arrived all at once.

- A coil that iced over — usually from restricted airflow, sometimes from a refrigerant fault — dumps far more water at once than the tray was designed to handle, so it overflows even with a clear drain. Fixing the drain does not fix this; the restriction has to be found.
Sweating, not leaking

How to tell: Water appears along the pipe run or at a joint, away from the unit itself.
- Damaged or missing pipe insulation
- Cold refrigerant or chilled-water pipes sweat heavily when humidity is high, and where insulation has been cut, crushed or left off, the pipe drips exactly like a leak. It behaves differently from a drain problem: the water is on the pipework, not in the tray.
Not the AC at all
Worth ruling out before you pay anyone
How to tell: Water is present when the AC has been off for hours, or the AC in question is not above the wet area.
- A plumbing or chilled-water leak nearby
- Water tracks a long way along ceiling voids and beams before it appears. If it keeps coming with the AC switched off, it is a pipe, a valve gland or a bathroom above — a plumbing investigation, not an AC repair.

A quick-reference summary of what each sign points toward — not a diagnosis, a starting direction.
- It only leaks while cooling, and stops when off
- That is condensate. It confirms the fault is in the drainage path — the tray, the pipe, the fall or the pump — and rules out plumbing entirely.
- The drain outlet outside stays dry while water appears inside
- The strongest single indicator of a blocked line. Tell the technician this; it removes half the diagnosis before they arrive.
- Heavy leak once, then nothing
- Consistent with ice melting after a period of restricted airflow. The drain is a symptom; the airflow restriction is the fault to fix.
- The unit shut down instead of leaking
- A float switch may have done its job. That is a drainage fault too — and cheaper to deal with than the ceiling it prevented.
- Water on the pipework, not near the unit
- Insulation, not drainage. It gets worse in humid months and returns every summer until the insulation is properly replaced.

- Switch the AC off — at the remote, and at the wall isolator if water is running actively
- Put a container and towels under the drip and move anything that can be damaged
- Note whether the water stops within the hour with the unit off
- Remove and clean the indoor filter if it is heavily dusted, then leave the unit off
- Look at the indoor coil for ice, and let any ice melt fully before running the unit again
- Check whether the drain pipe outside is dripping while the unit runs — a dry outlet with a wet room points straight at a blockage
- Photograph the ceiling stain or the drip point, with the date — useful for the technician and for a landlord or building claim
Needs a technician
- Water has reached a ceiling, a wall cavity, a light fitting or any electrical equipment
- The unit is concealed in a ceiling void, ducted, or is an apartment fan coil unit
- The outdoor drain outlet is dry while water appears indoors
- The leak returns when you switch the unit back on after a filter clean
- Ice keeps forming on the coil — the drainage is not the root cause
- The unit has locked itself out and will not restart
Why leaks cluster in Dubai's humid months
Humidity, not heat, drives this fault. Coastal Dubai humidity means an indoor unit can strip several litres of water out of the air in a day, so a drain that coped quietly through winter overflows within hours at the height of summer — which is why leaks cluster in the same part of the season. The same dust that clogs filters also settles inside drain trays and lines. Apartment fan coil units add a second problem: they usually sit above a plasterboard ceiling with a pump, so the first evidence is a stain rather than a drip, and by then the void has been wet for a while. If you rent, report it in writing early — water damage is the part that becomes expensive and contested, not the drain clearing.

Is water leaking from my AC dangerous?
The water itself is clean condensation, but it becomes a real hazard once it reaches light fittings, sockets or a plasterboard ceiling. Switch the unit off and stop the water first, then arrange the repair.
Can I fix a leaking AC myself?
You can stop it by switching the AC off, and you can clean the filter. Clearing the drain properly needs flushing equipment — pushing anything into the pipe usually makes the situation worse and can crack the tray.
Why does my AC only leak in summer?
It removes far more water from the air when humidity is high. A partly blocked drain has enough spare capacity in winter and none at all in summer.
Is the leak my responsibility or the building's if I'm renting?
It depends on your tenancy and on which equipment failed — a unit inside your apartment is usually the landlord's maintenance responsibility, while shared risers and plant are the building's.
