How to Tell If You Have a Hidden Water Leak

The short answer

You can confirm a hidden supply leak yourself with a meter test: turn off every water outlet, note the meter reading, wait 30–60 minutes without using water, and check it again. Any movement means water is escaping somewhere in the system. Damp patches, unexplained bill increases, warm floor spots and a pump that cycles when nothing is running are the other reliable indicators.

Symptoms you may be seeing

  • Water bill higher than usual with no change in household usage
  • A damp or discoloured patch on a wall, ceiling or floor
  • Musty smell in a cupboard, bedroom or hallway
  • Loose or lifting tiles, or skirting that has swelled
  • A booster pump that starts periodically when no tap is open
  • A warm patch on a floor, suggesting a hot-water line leak

Possible causes, most common first

01Pressurised supply lines under screed

Hot and cold pipework buried in floor screed is the most common hidden leak in Dubai apartments. Water tracks along the screed and appears metres from the actual leak.

02Failed bathroom or balcony waterproofing

When the tanking layer fails, every shower puts water into the slab. The symptom appears only after use, not constantly.

03Concealed cistern and shower valves

Valves buried behind tiled walls weep slowly into the wall cavity for months before any stain appears.

04AC condensate lines

Frequently misdiagnosed as plumbing. Condensate leaks appear only while the AC is cooling and the water is clean.

05Underground irrigation and supply lines

In villas, a buried irrigation or supply leak can waste enormous volumes with no visible symptom other than the bill and a suspiciously green patch.

06Drainage and waste leaks

Waste-pipe leaks only occur when the fixture is used, and the water is usually grey and has an odour.

Safety First

What you can safely check — and what you should not touch

The first list is safe for any homeowner. The second list is genuinely dangerous or damaging, and should only be carried out by a qualified technician.

Safe checks you can do yourself

  • Close all taps, showers and the washing machine and dishwasher supply, and do not flush toilets
  • Photograph the water meter reading, wait 30–60 minutes with no water use, then photograph it again
  • Feel for damp with the back of your hand around skirtings, under sinks and at the base of walls
  • Check whether damp appears constantly (supply leak) or only after showering (waterproofing)
  • Check whether the water is clean, grey or smells (supply versus waste)
  • Look inside sink cupboards and behind the washing machine with a torch
  • Check whether the AC is running when the water appears

Do not attempt these

  • Do not break open walls or floors to look for the leak — detection should be done first
  • Do not ignore a damp patch near light fittings or electrical sockets; isolate that circuit and get it inspected
  • Do not assume the leak is directly above or behind the stain — water travels
  • Do not seal over damp with paint or filler
  • Do not leave a suspected leak in an apartment unreported to building management
Step By Step

How to work through it

  1. 01

    Do the meter test

All water off, note the reading, wait, note it again. Movement proves a supply-side leak and gives an engineer a starting point.

  2. 02

    Establish the pattern

Constant damp points to a pressurised supply line. Damp only after showering points to waterproofing. Damp only while the AC runs is condensate.

  3. 03

    Isolate what you can

If your property has separate isolation valves — for example to a bathroom or an irrigation line — closing one and repeating the meter test narrows the area considerably.

  4. 04

    Photograph and date the evidence

Progressive photographs of a spreading stain matter for building management, an owners' association or an insurance claim.

  5. 05

    Arrange non-destructive leak detection

Moisture mapping, thermal imaging and pressure testing locate the leak before anything is opened, which is far cheaper than exploratory demolition.

When To Call A Professional

Call a qualified technician if any of these apply

  • The meter moves with all outlets closed
  • A stain is spreading, or water is appearing on a ceiling
  • Damp is near electrical fittings or in a ceiling void
  • You cannot tell whether the source is plumbing, waterproofing or AC condensate
  • The leak may originate in a neighbouring apartment or a common riser

What it typically costs to put right

Leak detection is charged as a survey and is almost always a fraction of the cost of exploratory demolition. Repairing an accessible joint or valve is inexpensive. Under-screed pipe repair and bathroom waterproofing rebuilds cost more because of the reinstatement of tiling and finishes — which is exactly why locating the leak precisely first saves the most money.

Water Leak Detection in Dubai
Common Questions

Questions people also ask

How can I tell if I have a hidden water leak?

Close every outlet and watch the water meter for 30–60 minutes. Any movement means water is escaping inside the system.

Is the leak always above the stain?

No. Water tracks along screed, insulation and slab voids, so the visible mark can be metres from the actual leak. That is why detection equipment is used.

Who pays for a leak from the apartment above?

Generally the source unit or, for common risers, the building. A documented detection report with photographs and readings is what settles it.
