- Establish how many of your units are affected, and whether it is one room or the whole property — on a water-side fault this is the most informative thing you can record.
- Ask whether other apartments, rooms or floors are also losing cooling. If they are, the condition is very likely upstream of your unit.
- Note whether the indoor fan still runs, and whether the air coming out is cold or close to room temperature.
- Ask building management or reception whether any chilled-water maintenance, plant work or cooling interruption has been announced.
- Note whether the problem started suddenly or came on gradually, and whether it followed any work in the building.
- Switch the unit off at its own switch or breaker once, wait ten minutes, switch it back on, and note whether the code returns immediately, later, or stays away.
- Record the unit's model number and, in a building, your apartment or FCU reference before contacting anyone.
Do not
- Do not open, close, adjust or bleed any water valve, and do not touch the pipework serving the unit — it is pressurised and hot or chilled water causes injury.
- Do not remove, move or disconnect a valve actuator, a flow switch or any water-side component.
- Do not attempt to bypass, jumper or hold a flow switch to make the unit run: that removes the protection which stops the unit running dry.
- Do not enter a plant room, riser cupboard or pump room, and do not operate, isolate or reset any building plant, pump or pump control.
- Do not attempt to measure water pressure, flow or temperature, and do not open any strainer, drain point or air vent.
- Do not repeatedly reset the unit to clear the code — on a water-side fault that can leave the unit running without the water it needs.
Technician verification sequence
For the attending technician — these steps involve live equipment or sealed systems and are not homeowner checks.
- Confirm the exact code against the documentation for that model, and confirm which water-side element it refers to before anything is disturbed.
- Establish whether the condition is local to the unit or building-wide, using how many units are affected and what the building's own controls report.
- Confirm chilled-water availability to the unit — that water is present, and at a temperature within the window the unit accepts — before any component of the unit is suspected.
- Inspect local water valve and actuator operation, including whether the control signal is actually calling the valve open.
- Verify the flow switch and its circuit where the model uses one, separating a switch fault from a genuine loss of flow.
- Inspect the water temperature sensor circuit — sensor, harness, connector and controller input — where the code implicates it.
- Verify circulation and flow according to the manufacturer's procedure and, on a building system, the building's own operating procedures.
- Inspect the water-side heat exchanger and strainer condition where flow is confirmed low but the supply is confirmed healthy.
- Inspect the unit's own controls last, once water supply, flow and sensing have been established.
- Escalate to the building's facilities management where the central chilled-water system, its pumps or its supply temperature are implicated — that work sits with whoever operates the plant.
About resetting
Switching the unit off at its own switch or breaker, waiting ten minutes and switching it back on is reasonable once, and what happens next is useful: a code that returns immediately is live, while one that clears and returns later often tracks a water-side condition that comes and goes.
When not to reset: Do not keep resetting it. A water-side code that returns is usually reporting something real, and repeatedly restarting a unit that is not being given water can leave it running without the flow it depends on.

- Too little water through the condenser raises its temperature quickly, so flow is one of the first things established when this code appears.

- A water temperature sensor, its wiring, its connector or the controller input can all produce a reading the controller rejects — the code names the circuit, not a failed part.
- Water-side heat exchanger condition Possible
- Fouling or scaling on the water side reduces both flow and heat transfer, and shows as rising condenser water temperature over time rather than suddenly.

- The switch that confirms water is moving can fail, stick, or lose its wiring while water flows normally. That may indicate the switch rather than the flow, and the two are separated by testing, not by appearance.

- The valve that regulates water through this unit may not be opening, or may not be being told to open. Both leave the unit without the water it expects.
- Circulation or pump condition Less common
- Where a pump moves water through the circuit, the pump, its control and its supply are all part of what the code can be reporting. On a building system that pump usually belongs to the plant rather than the apartment.
- Local unit control or board condition Less common
- The unit's own controller can misread or mishandle a healthy water side. A technician would typically verify that once the water supply, flow and sensors have been established.

Which part of the water circuit this code refers to
Water-side temperature condition. In the water temperature itself, rather than in a sensor — the value the unit measured sat outside the window it accepts.
This code reports a temperature the unit would not accept. That may indicate the water the building is supplying, the amount of water moving through the unit, or the sensor reading it — the code does not separate them.
In Dubai specifically
Sustained summer ambient temperatures and heat-rejection systems working at their limit make a genuinely high condenser water temperature a realistic possibility in Dubai — so the water side is assessed before the unit is assumed faulty.

What does Lennox 097 mean?
097 on a Lennox system is a water-side fault: it points at Water-side temperature condition. The condenser water temperature was measured above the window the unit accepts, so it protected itself rather than continuing to reject heat into water that is already too warm. In the water temperature itself, rather than in a sensor — the value the unit measured sat outside the window it accepts. The unit reported a condition on the water it depends on — its supply, its flow, or a reading of it — and stopped or restricted itself rather than running without it. The code identifies the circuit, not the component that failed.
Is Lennox 097 a problem with my AC or with the building's cooling system?
The code alone does not say, and that is the first thing worth narrowing. If several units — or other apartments — lost cooling at the same time, the condition is very likely upstream of your unit in the building's chilled-water system. If only this unit is affected while others cool normally, the local valve, flow switch, sensor circuit or the unit's own controls become the likely areas to inspect.
Can low chilled-water flow cause Lennox 097?
Yes, and it is one of the first possibilities considered. Water that reaches the unit but moves too slowly — a partly closed or failed valve, a blocked strainer, an air-bound circuit, or reduced circulation upstream — produces much the same reports at the unit as no water at all.
Can a flow switch cause Lennox 097?
It can. The switch that confirms water is moving may fail, stick or lose its wiring while water flows normally, and the display cannot tell that apart from a genuine loss of flow. Separating the two is a technician check — and the switch must never be bypassed to make the unit run.
Can a water temperature sensor cause Lennox 097?
Yes. A water temperature sensor, its wiring, its connector or the controller input can all produce a reading the controller will not accept. Equally, the sensor may be reporting the water accurately, which is why the reading and the water condition are assessed together rather than the sensor simply being replaced.
Should I contact building management about Lennox 097?
In a chilled-water or district-cooling building it is worth doing early, especially if other units or neighbours are affected, or if the air is blowing at close to room temperature. Ask whether any chilled-water maintenance, plant work or supply interruption has been announced — if it has, the answer is upstream of your apartment.
Can I safely reset Lennox 097?
