How is an AMC price calculated in Dubai?
An annual maintenance contract is priced on how much there is to maintain and how often it needs attention. The main drivers are the number and type of AC units, the size and configuration of the property, which trades are in scope, and whether you want preventive servicing, repair support or both. Property condition and equipment age are confirmed at a site assessment, which is why an accurate figure is a range until the property has been seen.

Air conditioning load
Unit count and system type are the biggest single cost driver in Dubai. Ducted and central systems take longer to service than wall splits.
Property size and layout
Bedrooms, bathrooms and floors determine how much there is to inspect and how long a preventive visit takes.
Scope of cover
A full plan covering AC, plumbing, electrical, carpentry and touch-ups costs more than an AC-only plan — and prevents more.
Preventive vs reactive
Scheduled servicing plus repair support costs more up front than repair-only cover, and usually less across a year.
Property condition
Older properties and deferred maintenance mean more first-year work. This is confirmed at assessment, not guessed.
Portfolio size
Multiple properties reduce the cost per property where they're in the same building or community.
How this estimate is produced
The estimator applies the same logic our team uses when scoping an annual maintenance contract: property type sets a baseline, AC load and property configuration adjust it, the services you select define scope, and your requirement — preventive, reactive or both — sets the service level. Multiple properties are priced with a portfolio adjustment rather than simple multiplication.
It produces a range rather than a single figure, because two identical apartments with different equipment ages and different histories are not the same contract. The range is a genuine planning number, not a teaser figure designed to get you on the phone.
What an annual maintenance contract usually includes
Typically: scheduled servicing on the systems in scope, periodic property inspections, priority attention when something fails, and labour on covered call-outs. Parts, consumables and any pre-existing faults are normally quoted separately, and major works or replacements sit outside a maintenance plan.
The exact inclusions, visit frequency and exclusions are set out in your written maintenance plan before anything is signed. If a plan doesn't cover something you assumed it did, that's a failure of the paperwork, not a surprise to discover later.
When a contract is worth it — and when it isn't
A contract earns its money when you depend on cooling through a Dubai summer, when you'd rather not source a technician under pressure, when a property is tenanted or let, or when you hold several properties and want one consistent standard.
It's less compelling if you have a small, new, low-equipment apartment, you rarely need anyone, and you're comfortable calling for individual jobs. In that case we'll tell you that pay-per-job is likely cheaper for you. We'd rather lose a contract than sell one that doesn't pay for itself.

No. It's an indicative annual range based on the details you provide. Final pricing is confirmed after a short property assessment, which accounts for equipment type and age, property condition, access and any pre-existing faults.
Why do you need my contact details to show the estimate?
Because the range needs context to be useful, and because the questions the estimator can't ask — equipment age, condition, access — usually change the figure. An advisor talks it through and sends you the written version. We tell you this before you start, and your details are used only for your estimate and follow-up.
What does an AMC typically cost in Dubai?
It varies widely with property type and AC load — a small apartment on an AC-only plan sits at the low end, while a multi-floor villa on full cover sits considerably higher. Rather than quoting a misleading average, the estimator gives a range for your specific property.
Are parts included in a maintenance contract?
Labour on covered servicing and call-outs is included. Parts, consumables and materials are normally quoted separately, as are pre-existing faults identified at assessment. Your written plan states this explicitly.
Can I get a contract for more than one property?
