Commercial property maintenance in Dubai

For businesses where downtime costs more than the repair. Work triaged by business impact, scheduled around trading hours, quoted in writing, and recorded site by site.

  • Serving all of Dubai
  • Price agreed before work
  • Trade specialists, not generalists

The short answer

What makes commercial maintenance different from residential?

Business impact and paperwork. A commercial fault is measured in lost trading time, cancelled appointments or unusable space, so jobs are triaged by what keeps the business operating and scheduled around trading hours. Businesses also need written quotes before work, invoices finance can process, approval trails for variations, and a record of what was done at each site — none of which an informal arrangement provides.

The Real Problem

What businesses actually lose to poor maintenance

Every item below is a revenue problem before it's a repair problem.

Downtime is the real cost, not the repair

A restaurant with a failed AC in August closes a section. A clinic with a plumbing fault cancels appointments. The invoice is the small number.

How we work: Commercial faults are triaged by business impact. We tell you what can be made safe and operational now and what needs a planned return, rather than leaving you closed while we source a part.

Work has to happen outside trading hours

Daytime repairs in a shop, salon or office mean lost revenue and disrupted staff.

How we work: Work can be scheduled outside trading hours or during quiet periods where the job and building rules allow, agreed in advance rather than negotiated on site.

Reactive-only maintenance hides accumulating faults

The same AC failure, the same drain blockage, the same tripping circuit — repaired repeatedly instead of resolved.

How we work: Recurring faults get a root-cause answer, and preventive schedules target the equipment your operation actually depends on.

Approvals, invoicing and records don't fit a business

Cash-in-hand handymen can't provide the documentation finance and landlords require.

How we work: Written quotes before work, consolidated invoicing, and a record of work per site — so approvals, budgets and landlord reporting all have something to reference.

How We Work Together

Commercial arrangements

Structured around how often you need us and how much downtime costs you.

Account-based call-outs

Single-site businesses

  • Raise jobs by call, WhatsApp or email
  • Quoted and approved before work
  • Scheduling around trading hours
  • Monthly invoicing available

Preventive schedule

Operations that can't afford downtime

  • Planned servicing on critical equipment
  • AC, plumbing and electrical checks by site
  • Faults caught between service visits
  • Reduces emergency call-outs over a year

Multi-site agreement

Chains and multi-branch operators

  • One standard across every branch
  • Site-by-site records and access notes
  • Single point of contact for all locations
  • Consolidated reporting and invoicing

We'll recommend the arrangement that matches your call-out pattern — not the largest contract. If pay-per-job is genuinely cheaper for you, we'll say so.

Sectors We Work With

Commercial premises we maintain

Different operations depend on different equipment. The scope follows what your business can't trade without.

Restaurants & cafés

Kitchen-adjacent plumbing, extract-affected cooling, high-traffic joinery and finishes, and repairs timed around service.

Retail & showrooms

Lighting, cooling comfort in trading areas, door and shutter adjustment, and presentation repairs that affect how the space reads.

Clinics & salons

Water supply and drainage reliability, electrical loading for equipment, and finishes that must stay clean and undamaged.

Offices & co-working

Cooling comfort complaints, meeting-room and partition joinery, lighting, and repairs done outside working hours.

Gyms & studios

High-load cooling and ventilation, wet-area plumbing and silicone, and heavy-use door and fixture wear.

Serviced & staff accommodation

Multi-unit AC servicing, plumbing, appliances and turnaround repairs across a building or block.

Commercial maintenance is judged on continuity, not on price per hour

For a business, the question isn't what a repair costs. It's how long the space is unusable, whether staff can work, and whether customers notice. That's why commercial work needs a different structure from residential: triage by business impact, work scheduled around trading, and a clear answer when something can't be fixed the same day.

It also needs paperwork that stands up. Written quotes, agreed scope, invoices your finance team can process, and a record of what was done at each site — the things an informal arrangement can't provide when a landlord or an auditor asks.

How we scope commercial work

We start with what your operation depends on. In a restaurant that's usually cooling and drainage. In a clinic it's water supply and electrical loading. In an office it's cooling comfort and lighting. The preventive schedule follows that equipment rather than a generic checklist.

Reactive jobs are quoted before work starts. Where a fault is a symptom of something larger — a repeated blockage, a circuit that keeps tripping, an AC that keeps losing performance — we report the underlying cause and what resolving it would involve, so you can decide between repeating a repair and fixing it properly.

Where work falls outside our scope — building infrastructure, chiller plant, fire systems, structural alterations or anything requiring developer or authority approval — we tell you clearly and point you to the right specialist. Being honest about scope is part of being useful to a business.

Common Questions

Commercial maintenance questions

Can you work outside our trading hours?

In most cases yes — evenings, early mornings or quiet periods, depending on the job and the building's permitted working hours. We agree the window when the job is booked rather than on the day.

Do you handle multiple branches?

Yes. Multi-site operators are handled under one agreement with records and access notes per location, a single point of contact, and consolidated invoicing.

Do you provide written quotes and proper invoices?

Yes. Work is quoted in writing before it starts, and invoices are issued in a form your finance team can process. Variations are approved before they're carried out.

What commercial work do you not take on?

We don't take on building infrastructure such as chiller plant, fire and life-safety systems, lift systems, or structural alterations. Where a job needs developer, landlord or authority approval, we'll tell you before booking rather than after.

Is an annual contract better than paying per job?

It depends on how often you call someone out and how costly downtime is. If you're raising jobs regularly or you depend on cooling and plumbing, a preventive contract usually costs less over a year and produces fewer emergencies. Our AMC estimator gives an indicative range for commercial premises.
