Why Is My Water Pressure Low? (Dubai Guide)

The short answer

Start by establishing scope. One outlet means a blocked aerator or isolation valve. One bathroom means a local valve or pipework restriction. The whole property means the booster pump, the main isolation valve, a pressure-reducing valve, or a building supply issue. In Dubai, scale build-up in aerators and shower heads is the single most common cause of a sudden drop at one fixture.

Symptoms you may be seeing

  • Weak flow from one tap or shower while others are normal
  • Weak flow throughout the property
  • Hot water pressure much weaker than cold, or the reverse
  • Pressure that fluctuates or drops when another outlet is opened
  • A booster pump that runs constantly or cycles rapidly

Possible causes, most common first

01Scaled aerator or shower head

Dubai water leaves mineral deposits that block the fine mesh. A five-minute clean restores full flow at that outlet.

02Partially closed isolation valve

Valves under sinks or behind cisterns are often left partly closed after previous work, or seize part-open with scale.

03Booster pump or pressure vessel fault

Villa and some apartment supplies rely on a pump with a pressure vessel. A failed vessel bladder or worn pump produces poor and fluctuating pressure everywhere.

04Pressure-reducing valve failure

PRVs fail gradually and drift downwards, reducing pressure across the whole property with no other symptom.

05Scale or debris in pipework

Older galvanised or heavily scaled lines narrow internally, particularly on the hot side after years without descaling.

06Water heater restriction

A scaled heater or a partly closed heater isolation valve produces low hot-water pressure while cold flow stays normal.

07Building or tank supply issue

In towers, tank levels, riser maintenance and pump-room faults affect whole floors — worth checking with neighbours before calling a plumber.

Safety First

What you can safely check — and what you should not touch

The first list is safe for any homeowner. The second list is genuinely dangerous or damaging, and should only be carried out by a qualified technician.

Safe checks you can do yourself

  • Test every outlet in the property and note which are weak — this alone identifies the likely cause
  • Compare hot and cold flow separately at the same tap
  • Unscrew and clean the aerator on the affected tap, or soak the shower head to remove scale
  • Check that isolation valves under the affected sink or behind the cistern are fully open
  • Ask a neighbour on the same stack whether their pressure changed at the same time
  • Listen at the pump: constant running or rapid cycling indicates a pump or vessel fault
  • Check whether the main isolation valve to the property is fully open

Do not attempt these

  • Do not adjust a pressure-reducing valve or pump pressure switch by guesswork — over-pressurising damages fittings and can burst flexible hoses
  • Do not dismantle a pressure vessel; it is stored energy
  • Do not use strong acid descalers on chrome fittings
  • Do not open the water heater while it is hot and under pressure
  • Do not leave a constantly running pump powered — switch it off and have it inspected
Step By Step

How to work through it

  1. 01

    Map the problem

Walk the property and test each outlet, hot and cold separately. Write down what is weak and what is normal.

  2. 02

    Clean the obvious restrictions

Aerators and shower heads. If a single outlet is affected, this fixes it more often than not.

  3. 03

    Check valves in that path

Fully open the local isolation valves, then retest. Partially closed valves after previous work are extremely common.

  4. 04

    Assess whole-property causes

If everything is weak, the cause is upstream: pump, pressure vessel, PRV or building supply. Note whether the pump is behaving normally.

  5. 05

    Get pressure measured properly

A plumber measures static and dynamic pressure at several points, which distinguishes a supply problem from an internal restriction.

When To Call A Professional

Call a qualified technician if any of these apply

  • Pressure is low throughout the property
  • The booster pump runs constantly, cycles rapidly, or is noisy
  • Only hot water is affected, suggesting a scaled heater
  • Pressure dropped suddenly with no obvious cause
  • You suspect a leak, since a significant leak can also reduce pressure

What it typically costs to put right

Cleaning aerators and opening valves costs nothing. Replacing a tap cartridge, aerator or flexible hose is inexpensive. Pressure-vessel and pressure-reducing-valve replacement is mid-range. Pump replacement and re-piping a scaled hot-water line are the larger jobs, and both should be confirmed with measured pressure readings before you commit.

Common Questions

Questions people also ask

Why is water pressure low in only one tap?

Almost always a scaled aerator or a partly closed isolation valve on that outlet. Both are quick to check.

Why is my hot water pressure lower than cold?

Usually scale in the water heater or a partly closed heater isolation valve. Descaling or opening the valve restores it.

Can a leak cause low pressure?

A significant leak can. If pressure fell suddenly and your bill has risen, do the meter test for a hidden leak.
